Property Tax Hearing Script Generator

Generates a calm, factual two-minute spoken script a homeowner can read aloud at their property tax appeal hearing. The homeowner supplies their state, the appeal body they are appearing before, the assessed value on the notice, their own opinion of value, and the comparable sales (or unequal-appraisal accounts) supporting it; the tool produces an opening that states the requested value, a middle that walks the board through each comp and the adjustment behind it, and a close that restates the specific reduction requested. The script is written to fit a standard short hearing slot and to keep the homeowner anchored to evidence rather than emotion, which is what the burden-of-proof rules in each state actually reward.

Example

Input: State: Texas (Harris County); appeal body: Appraisal Review Board (ARB); account #1234567; assessed value $720,000; opinion of value $640,000; comps: (1) 0.3 mi away, 2,150 sf vs my 2,400 sf, sold $612,000 four months ago; (2) same street, similar size, sold $635,000 two months ago; (3) backs to a commercial lot like mine, sold $628,000 last month.

Output: Good morning. My name is Jordan Lee and I'm protesting account 1234567, my home at 415 Maple Street. My opinion of value is $640,000, and I'm asking the Board to lower the appraised value to that figure. I have three recent sales of comparable homes that support it. The first, about three-tenths of a mile away, sold four months ago for $612,000; it's a smaller home - about 2,150 square feet versus my 2,400 - so I'd adjust it slightly upward, which still lands below my assessed value. The second, on my own street and very close in size, sold two months ago for $635,000, and needs almost no adjustment. The third sold last month for $628,000 and, like mine, backs onto a commercial lot, which is a recognized location penalty. Taken together, these sales cluster around $635,000, and I've placed my opinion conservatively at $640,000. In a Texas protest the appraisal district must establish its value by a preponderance of the evidence, and I respectfully submit that these comparable sales show my home is over-assessed. I'm requesting a reduction from $720,000 to $640,000. Thank you for your time.
