| Appeal deadline | In Michigan, assessment and the first appeal step are MUNICIPAL, not county-level. For property in the City of Detroit there are three sequential steps: (1) Assessors Review (Board of Assessors Review) — OPTIONAL informal review, filed February 1–22, 2026 (deadline 4:30 p.m. EST February 22, 2026); (2) March Board of Review (local) — REQUIRED, petitions filed online/email/mail/in-person by 4:30 p.m. EST March 9, 2026, with hearings held March 3–28, 2026 (in person, by Zoom, or in writing). Filing a protest with the March Board of Review is a jurisdictional prerequisite to any further valuation/exemption appeal of residential real property to the Michigan Tax Tribunal (MCL 205.735a). (3) Michigan Tax Tribunal (state) — residential real property must be appealed by July 31, 2026 following the local Board of Review decision; commercial/industrial real property by May 31, 2026. Wayne County's role (Wayne County Equalization, Dept. of Management & Budget) is countywide equalization/apportionment among local units, not direct residential assessment appeals. |
