The Broward Property Appraiser publishes the 2026 timely-filing deadline as September 18, 2026. To keep a valuation/portability petition pending, the petitioner must also pay all non-ad valorem assessments plus at least 75% of the ad valorem taxes before the date of delinquency (generally April 1); if the required payment is not made, the Value Adjustment Board must deny the petition by written decision by April 20.
